Lot sizes have a minimum of 1,000 square meters (10,764 square feet), average size lot 82 feet by 120 feet. Our large lots are 1/4 acre on average, and therefore offer a high degree of privacy. Curved streets with numerous Cul-de-sacs are an attractive feature adding individuality to the lots.


The Clubhouse

The attractive clubhouse is presently 4,500 square feet. It is situated on 2 ¼ acres and overlooks the swimming pool. Activities are daily, with the billiard room, exercise classes, card games, social nights, movies, dinners and dances. Shuffleboards and tennis courts are outdoors.

Sutton-By-The-Lake Association

The homeowners have formed an association to plan and organize their own social events, to address any concerns and produce the monthly newsletter. There is a small annual fee.


Park Fee

Here you purchase your own home, and your lot is leased to you on a 20 year re-newable lease with a small yearly increase. The park fee is composed of three items:

(1) your lot rental

(2) taxes on your own house and lot (paid directly to the Municipality by the homeowner.)

(3) A maintenance charge which includes use of the clubhouse, snow plowing your driveway (3” or more) as well as main roads, and water usage.


Location

Sutton-By-The-Lake is an adult village. Its location 35 miles north of Metro Toronto, just off of Highway 48 on York Road 18 ( the Sibbald Provincial Park Road), is acclaimed to be the finest location in Ontario for retirement living. Lake Simcoe, for boating, fishing, and swimming is just over a half mile from the village edge. Golf at the Briar’s Country Club is available with three other pay-as-you play golf courses in the vicinity.

The nearby villages of Sutton and Jackson’s point, just over a mile away are available for you shopping needs.

The famed Briar’s Inn and Red Barn Theatre have long been noted tourist attractions.

Ice fishing on Lake Simcoe, cross country skiing, and curling are at your door step.


Other Advantages of Our Modular Homes

Our homes range from 1152 to 1560 square feet. They are carefully built and easy to care for with either vinyl wallboard, wood paneling or drywall available.

The lower cost can free up the considerable amount of fixed capital present in your higher priced homes. This can be reinvested to provide extra income far in excess of lot rentals. Insurance costs, taxes, heat, upkeep will generally be much less here. The clubhouse and your water usage are covered under your maintenance charge.

Many people can now afford to travel more widely with their increased income.
